Across the river from downtown

West Columbia, Cayce, Springdale, and Pine Ridge sit across the Congaree from downtown Columbia, mostly in Lexington County. The neighborhoods run from older homes on established lots to newer infill, and the yards are generally smaller and more detailed to work than what we see out on acreage.

Smaller yards, higher detail

On a tighter lot, every foot counts and every mistake is visible from the porch. A privacy fence on a true line, a patio sized to the furniture you actually own, clean bed edges, and a lawn that drains make more difference here than square footage ever will. Access matters too: we plan equipment, staging, and cleanup before we start.

River-adjacent water

Closer to the river and the Cayce Riverwalk, grades flatten out and water slows down. Flat ground plus clay plus a downspout dumping at the corner of the slab is the recipe for the wet spot that never dries. Usually the fix is piping roof water away, correcting the grade, and giving the low corner a defined outlet.
